Property Styling: A seller's secret weapon
Selling a property can be a stressful time. Especially the somewhat daunting task of making sure a home is looking it’s best in the lead-up to a sale. When you have been living in a house for a number of years it can be hard to see what needs improving – you are just so used to it the way it is! This is where a fresh set of eyes can make all the difference. A typical property stylist has years of experience in furnishing and presenting properties for sale. Their role is not just to make your home look it’s best, it’s to maximise the final sale price you achieve.
What is a property stylist and why use one?
Property stylists specialise in presenting properties for sale. Essentially their role is to understand who the potential buyers are for the property and style the property in such a way that these buyers could truly picture themselves living there. Most property stylists have access to an inventory of furniture they rent out for a sale campaign. They can either completely style and furnish a property, or offer partial styling where they select particular items to complement a vendor’s existing furniture. Another option is that a stylist can purchase items on your behalf to enjoy for years to come in your new house.
When approaching a new project stylists take into account:
Make no mistake – property styling isn’t a ‘nice to have’. It’s about making the vendor more money with their sale price. Property stylists report that vendors can earn between five and 10 times back on their investment in styling services. For example, if you invest $5,000 in property styling you could increase the value of your sale by between $25,000 and $50,000. Of course, there are no guarantees but in our experience property styling can definitely help to sell a home faster and for a higher value. Here is a quote below from one of our recent clients:
"The apartment had been completely transformed"
“We hadn’t used a property stylist before, but when Melinda recommended it as part of the sale of our bayside apartment we thought we’d give it a try. The apartment had recently been vacated by a tenant, and was completely empty of furniture. After I had thoroughly cleaned the place, the property stylist came in to weave her magic. When she had finished, the apartment had been completely transformed! The furniture chosen was very contemporary, to appeal to the younger people who were our most likely buyers. The accessories, such as prints and plants also made the apartment feel beautiful and welcoming. Our final sale price was well above expectations, and I feel a major reason for that is how well our property was presented.”
